How We Market Your Home

Once your property is "show ready" we can then order professional photography! Our Agents are many things, but a photographer is not one of them. Professional photos will showcase your home in the best possible way on all real estate sites and our social media. Turn around time is based on the photographer, but typically 24-48 hours. Once we have the photography back, we will start to prepare your listing for your final review prior to hitting the market. 

In a lot of cases, traditional photography will get the job done. For those wanting to showcase a little bit more of their property we suggest asking about virtual tour and/or drone footage options that we have available. Our trusted photography partners will spend a little extra time at your property to get this completed. 

We partner with local design companies who will come out to your property for a complimentary staging consultation. This appointment will last 1-2 hours and the designers will point out things for you to fix, modify, or redo completely. They will even make suggestions on how to declutter a space or how to use your current furniture in a different way. Not all properties benefit from a staging consultation, if you are selling a vacant home or investor special then we would not recommend this service. 

Every Agent on The Ignite Team at Platinum Reaty is a member of the Great Plains MLS and the Omaha Area Board of Realtors. With those memberships, we gain access to the MLS. What does this mean? It means that your listing and all its details will originate on the MLS and through IDX feeds will funnel out to all third-party real estate sites. Our team also features in-house transaction coordinators who specialize in listing input; you will have an opportunity to review your listing prior to going live on the market and your listing will go live when you want. Long story short, your listing will be exposed for all potential buyers to see! Cool 

Research from the National Association of Realtors indicates that more than 80% of home buyers now begin the buying process online. Our website includes the most advanced tools available, including Active Maps and automatic email notifications, to give new buyers and buyers in our database reasons to keep coming back.

Every listing will have special posts that go out on our Instagram and Facebook pages announcing when it has hit the market, pended, and sold. In addition to The Ignite Team social media, all of our Agents have their own business Facebook pages and/or Instagram pages. Why is this important? On our social media platforms we are followed by other realtors in town who have clients, our own past clients, potential clients and also complete strangers who just like our page for fun. These people who follow us may know someone who will be interested in your property. Basically, we are getting your listing in front of as many people as possible as fast as possible! 

Once your listing contract is signed, our distinctive "For Sale" sign is placed on your property. These signs will feature your Agent's name and phone number as well as our team and brokerage logos. Even in this age of technology we still recieve calls from prospective buyers who are driving through neighborhoods and want information about a property.

Open houses are a great way for our Agents to welcome prospective buyers (and the occassional "nosy neighbor") into your home. Open houses are typically held on Saturdays or Sundays for 1.5 to 2 hours at a time. Any Agent on our team can help with an open house on your listing. Depending on the market we are in, your home may sell before an open house takes place or if you would rather have more control of who is entering your home then we advise to not have an open house and instead have showings by appointment only.
